The hidden decision

Material selection is often treated as a technical exercise.

In reality, it is a commercial decision.

Every choice influences:

• Procurement

• Lead times

• Installation

• Climate performance

• Durability

• Maintenance

• Lifecycle cost

• Operational efficiency

• Warranty exposure

• Future replacement

The material itself is only part of the decision.

The long-term commercial consequences matter just as much.

What we assess

Every material decision should strengthen long-term project performance rather than introduce hidden commercial risk.

We assess:

• Material suitability

• Climate compatibility

• Durability

• Specification maturity

• Installation requirements

• Supply chain resilience

• Maintenance requirements

• Lifecycle cost

• Warranty conditions

• Fire and safety performance

• Operational impact

• Long-term asset performance

The objective is to identify material risks while they can still be changed without major commercial consequences.

Why material decisions become expensive

Material problems rarely begin with the product itself.

They begin when early assumptions are carried into procurement, construction and operations without being properly challenged.

The consequences appear later as:

• Cost overruns

• Programme delays

• Installation issues

• Premature deterioration

• Increased maintenance

• Warranty disputes

• Operational inefficiency

• Asset underperformance

Changing a material before procurement is a decision.

Changing it after installation is a commercial problem.

Material selection should support both project delivery and long-term asset performance.

If you're reviewing specifications, evaluating alternatives or making major material decisions, we can help identify hidden commercial risks before they become expensive changes.
